Frequently Asked Questions.
IMMelody is a Strategic Property Investment Advisory. It's a boutique Buyers' Agency based in Maroubra, NSW 2035 but helping clients purchase property Australia-wide.
We work with first home buyers, property investors, rentvestors, retirement planners using their SMSF to buy, and expatriates who want a full-service to purchase property with clarity and long-term strategy.
Our role is to represent the buyer exclusively — providing independent advice, suburb research, due diligence, structured negotiation and more!
Unlike traditional buyer’s agents who focus on transactions, and being property matchmakers, IMMelody aligns every property purchase with a broader wealth creation plan.
No time wasted, we don't put you on a waitlist as the market moves fast and it would be detrimental for you to wait.
We believe property decisions should be intentional, data-backed and aligned with your long-term financial direction.
What does a buyer’s agent do?
A buyer’s agent (also called a buyer’s advocate) represents the buyer in a property transaction.
Unlike selling agents who work for the vendor, a buyer’s agent works exclusively for the purchaser.
At IMMelody, our role includes:
- Property investment strategy development
- Suburb research and data analysis
- Identifying on- and off-market, pre-market opportunities
- Due diligence (strata review, comparable sales, risks etc.)
- Price assessment and negotiation
- End-to-end purchase management
We act as your independent property advisor, reporting to you and representing only your best interests. This way, you have the insurance that your purchase aligns with your long-term financial goals and there are no biaises that will impact your future property value.
What is the difference between a buyer’s agent and a real estate agent?
A real estate agent represents the seller.
A buyer’s agent represents the buyer.
Both of them hold (or at least should home) a proper real estate licence. The difference lies in where the allegiance of the person goes.
Selling agents are legally obligated to achieve the highest possible price for their vendor. A buyer’s agent is engaged to protect the buyer’s interests, negotiate strategically, prevent costly mistakes, and shield their clients from the negative aspects of the industry.
Selling agent will only get paid by selling their stock, or if they strike a deal with another agent or developer. Thus why they will only push you towards properties that generate income for them.
At IMMelody, we are not just matching a property to a buyer, and we are free to look at any property available.
But we don't act as a property broker, we go further by acting as a Strategic Property Investment Advisor — meaning we begin with your a tailored strategy first before searching for property.
Is hiring a buyer’s agent worth it in Australia?
YES - biased answer you'd say. But:
Australia’s property market is very competitive, fast-moving and emotionally driven, especially at the moment with the housing crisis and the low-stock available.
A buyer’s agent can help:
- Find the right property faster
- Avoid overpaying
- Access off-market properties
- Reduce decision fatigue
- Negotiate more confidently, and enable professional conversation that buyers cannot have to get a deal done
- Shield you from salesy tactics
- Make data-backed decisions
- Conduct thorough due diligence
- Make attractive offers that put buyers in a stronger position
- Make the property buying journey less stressful
Most importantly, we help ensure the property you buy serves your broader wealth strategy — not just today’s excitement.
How much does a buyer’s agent cost in Australia?
Authentic buyer’s agent fees are paid by their clients and fees typically range between:
- A fixed fee
- A percentage of the purchase price
- Or a combination of both
At IMMelody, we assess your needs and charge a transparent professional fee, and do not accept under-the-table commissions.
Our independence ensures our advice is aligned solely with your best interests.
Because of different needs and budget, we offer several options to suit your needs.
When should I engage a buyer’s agent?
The best time to engage a buyer’s agent is before you start attending inspections.
Early engagement allows us to:
- Define your borrowing capacity and risk profile
- Connect you with trusted professionals to ensure you have the right team to support you
- Clarify your property strategy
- Prevent emotional purchases
- Move quickly when the right opportunity appears
- Establish some rules to follow to avoid losing negotiation leverage down the track
Strategic preparation creates negotiating power. I prefer to always start with a strategy.
Do buyer’s agents guarantee capital growth?
No professional out there can guarantee capital growth.
What a buyers' agent can guarantee is:
- A disciplined acquisition framework
- Suburb selection based on supply-demand fundamentals
- Risk assessment and due diligence
- Structured negotiation
We focus on controlling what is controllable.
The reality is that you make money when you buy, not when you sell. If you buy a lemon, you can't expect to sell a grapefruit. Same goes with property.
Do you only work with property investors?
No. IMMelody Buyers' Agent work with anyone seeing property as an investment, a valuable asset, a vehicle to create wealth.
We support:
- First home buyers
- Upsizers
- Rentvestors
- SMSF retirement buyers
- Portfolio expanders
- Long-term investors
- Expats buying property in Australia
What they have in common is this:
They want clarity, strategy and confidence before committing to a major financial decision.
If you too understand that buying a property has long term impact and that a property, whether it's your home or investment, can shape your financial future, then we can definitely work together.
What is a Strategic Property Investment Advisor?
A Strategic Property Investment Advisor goes beyond property search.
At IMMelody, this means:
- Understanding your financial goals
- Aligning property with wealth creation
- Analysing risk tolerance
- Designing acquisition timing
- Advising beyond the transaction
Every property purchase should support your long-term financial direction and put you in the best position to keep buying properties without selling (if this is what you want to do).
At the end of the day, loans are for 30-years. Even if you don't hold the property for that long, you'll still be financially and legally responsible for the property for many years.
Can I buy property on my own without a buyer’s agent?
Yes. Many buyers do. Mostly because they see our fees as a cost, whilst those who engage a buyers' agent see it as an investment.
Risks of buying without a professional to help you include:
- Overpaying due to emotional pressure
- Misreading comparable sales
- Underestimating building or strata risks
- Buying in the wrong location cycle
- Losing opportunities due to hesitation
- Taking on risks you were not aware of
- Placing offers without understanding the implications
- Having financial issues
- Underestimating the maintenance, repairs, and holding costs
The Australian property market rewards preparation, not guesswork.
What sets IMMelody Buyers' Agent apart?
Clients love the passion, proactivity, knowledge-sharing, data-driven investment approach and that Melody, principal bueyrs' agent, is very approachable and trustworthy.
Bonus: we are able to explain and help you buy a property in French, from finance to due diligence, negotiation, and so on.
Do you only work with French speaking people?
Not at all. People know me in the industry as the French Speaking Buyers' Agent, the French Buyers' agent with a French accent, or the one who can help French people buying property, because of my identity. Plus, I'm the only one in my area and my niche who is able to help property buyers solely, fluently in French.
However, 50% of my clients are non-French.
It simply easier for people to remember me by my French accent and the fact that I am the only one in the Eastern Suburbs of Sydney to offer my service in French.
