STEP 3. SOURCING
IMMelody Buyers' Agent will comb the market, find pre-market, off-market or publicly listed properties that meet your brief, and shortlist the ones that are worth for you to see. You'll have a pre-approved shortlist of properties to choose from. No time wasted for you!
STEP 4. DUE DILIGENCE
There's nothing worse than buying properties that do not serve their purpose. Will do our maximum to uncover everything we need to know about the property to avoid unnecessary risks. You'll also uncover the real value of the property, so you don't overpay.
STEP 5. OFFER PREPARATION
Together, we agree on a clear and disciplined maximum purchase price aligned with your strategy.IMMelody Buyers’ Agent coordinates everything required before submission — contract review, due diligence, and professional introductions where needed — so you are fully prepared and confident.Your offer is structured carefully to strengthen your position before negotiations begin.
STEP 6. NEGOTIATION
We lead the negotiation process on your behalf, presenting and managing your offer strategically to secure the property on the strongest possible terms. Every conversation is deliberate, controlled, and aligned with your agreed maximum price — protecting your interests while maximising your chances of success.
STEP 7. EXCHANGE
Once terms are agreed, we coordinate the exchange process to ensure everything proceeds smoothly and on time. We organise contracts and the deposit with the selling agent, and liaise closely with your mortgage broker and solicitor or conveyancer.
STEP 8. HANDOVER
Our support continues beyond settlement. We assist with sourcing and introducing a trusted property manager where required, obtaining quotes, coordinating trades for any immediate works, and connecting you with reliable service providers such as removalists. The goal is to ensure a smooth transition from purchase to ownership — whether you are moving in or preparing the property for tenancy.
STEP 9. SETTLEMENT
This is when you become the true new owner of the property and pop the champagne! You would think you get rid of me. But there's one last step!
